This product is a gold mine of information for those who are not real estate pros. The challenge is doing the work and not stopping. There are pitfalls and costly mistakes you can make but if you study and follow the instructions you will advoid them. My personal problems were not following up, not working it consistantly. Once you realize this is not a get rich quick plan and in does require a lot of research and leg work. You are half way there. Another mistake I made was focusing on just one market, I found that real estate is cycling all the time and if it is down one place there is somewhere else that is growing and appreciating. The information is very impowering, you do not have to pay commission fees, you can negoiate almost every aspect of a deal. There is really such a thing as a win win deal. YOU must be creative and look for them. They will not fall from the sky and land in your lap.

I purchased this course 10 years ago and it was the best financial investment I have ever made. I was able to retire at 37 years old. I purchased a lot of courses and they all had some good stuff but this was the most comprehensive. I also know 10 people personally who purchased it and never made one dime. In almost every case they did not ever make an offer on a property and there were about three who never even opened the pacakge. It is up to you!!!

I bought this 8 years ago and spent 3 hours going over every part of it. I was pretty excited. The excitement soon passed. This program does work, but 90% of the info is fluff. One big selling point during the commercial was the ability to take on an assumed mortgage, one where the you can take over the existing mortgage from the owner. The problem with this selling point is that assumed mortgages were no longer available to buyers after 1979. How many properties are you going to come across that were purchased back before 1979. Second, the only "key" way to make money is to have either the money and/or credit to be able to purchase these properties or someone who has the money to back you. Most people do not have either the money for a down payment or credit to carry a mortgage for their own house and a rental property. The course will work but you basically will need to have seed money and/or enough credit to carry two mortgages. (Most people when they buy their own home use up all their credit rating with their mortgage company)

I purchased this kit several years ago. It gave me many ideas and some new tips. It is true there is no fast money, but real estate has many things to offer. I was so motived i went and got my real estate and mortgage brokers' license. I fell i have this course as an additional tool to work deals. I still use the legal forms. Don't discard just use it for what you can.

These techniques may work is some areas of the country, maybe where the market is soft, but here in this part of VA it doesn't work! And it takes a lot of time and research to do his techniques. PLus they hassle you constantly about trying new products. It does get your mind thinking and if nothing else give you options and you learn about real estate but his techniques just did not work over here.

Numerous efforts to upsell new add-on products made me lose faith that the opportunity was legit. Cancelling the one add-on service I did agreed to purchase was very difficult and required several phone calls due to a lack of follow-through on their end.

Interesting...I did learn some new tricks but what Good Old Carlton fails to tell everyone is that if you get money back at closing, you have to usually pay that money back! This creates a higher monthly mortgage payment!!! It's NOT free money like he makes it sound like. You have to pay it back with interest!!! I did not like the fact he wants more money to go into "details" of various real estate stategies and they hassel the heck out of you by calling your home to try to update you or sell you on the latest materials. If you don't mind the above, the course is still worth it if you're a total beginner.

Purchased Carlton's course nearly 10 years ago, and now planning to buy newer version. With very casual part time efforts, my wife and I accumulated between 400 and 500 k equity in 6 properties over 8 year period. Effort and study are required, and a little luck helps. Certainly better odds than gambling in a casino or buying lottery tickets.

This product is not what do not do what it says it does. Also you end up spending additional monies. Also I called the company to try to ship the material back and they would not give me a confirmation number so I insured it and sent back anyway by ups. Now they want to charge me a restocking fee. Which I will not pay. Do not waste your time buing tis item. Also there is a pendi class action on carlton sheets course. I received a card to return to the lawyers. I am going to do just that!!!!!!!!!!!!

This product is great for all levels of real estate. You need to take a couple of the methods and apply them. The key is to make as many offers as possible and you may hit 1 out of every 20 but it will pay off. I made $25K from my first deal. Please note, it is more than 5 hours a week to do this (that is the only misleading part) but it is well worth the time when the deal closes.

The system wasn't as easy as it seemed on TV, but I didn't really expect it to be easy. In 18 months we've purchased four houses with nothing down, and made over $125,000 in profit (yes, net!). The first purchase took us almost 6 months, which was discouraging, but we kept at it, and each of the following purchases has been easier.

His infomerical is very dishonest and misleading. I did not expect to be asked for more investment into this course. I see why he lives oceanfront - he's not making his money in real estate - he's making it off of suckers like us that order it and then have trouble getting a credit refunds. Very disgusted with this product and Carlton.!!!

I've owned Carleton's program for several years now and have been able to buy over 10 properties with No Money Down. This course works but you have to work it. Don't expect money in a box. His materials are professional. It's like a college education in a box. Well a college education that actually teaches you "how" to make money. I can't tell you how much more secure my wife and I feel about our future now...we can actually see the light at the end of the tunnel and know that we're never going to have to worry about money again!

I got the special package deal, over $400.00. It didn't take them long to start calling, stating I needed all these other things to go along with what I thought was the complete product. I was also supposed to pay more money in order to call them up and ask questions. I just saw this as a lot of money going out, when I needed money to come in. Their infomercial alluded to the fact that I was getting a complete package in order to bring money in, not that they would be requiring more and more money on a monthly basis. I returned the product. Told them not to call anymore, which they did. They even sent more material to me that I did NOT request. I told them the next step was a lawyer, to get them to stop.I'm waiting for my bank statement to make sure they've not charged me for this lastest package

I never watch TV. So how was it I caught Carleton Sheets telling me I could buy a house with no down payment? I remembered seeing this 10 years ago...people were still doing this??? I couldn't get it out of my head. The next day I took $200 in dimes...my entire life savings... and ordered the course. I was living on just barely $500 a month. The first thing I did after receiving the course was get a $300 credit card. Wow! I took a trip home (MN) to my granddaughter's graduation. (2000) It took me almost 8 months, but I bought a duplex and put $214 in my pocket in the process. This June (2005) I did a re-fi and put $10,000 in my pocket. I also have over $7,000 available credit and to top it off... I just bought a 2005 Chevy Malibu Maxx, also with no down payment. I cannot thank Carleton Sheets enough!!!

OK, most folks are slamming this product because they feel that once they make the investment there should be instant rewards. Sorry but the truth is you must first be able to comprehend the course material and then apply it. This is NOT a get rich quick scam and you must work. Ask Donald Trump if anyone has ever given him anything but a hard time and I feel 100% certain your answer will be NO. Until you have applied the techniques or have made an honest effort beyond opening the box do not knock what you do not understand. I just closed on a $330,000.00 deal and it I have put NO MONEY DOWN. It works if you can read and comprehend the material. My 2 Cents for you for free, -Tommy
